Kinner Properties — Short-Term Rental Agreement

This Short-Term Rental Agreement ("Agreement") is entered into between Kinner Properties LLC ("Host") and the guest identified in this booking ("Guest").

1. Property Use. The property is provided for residential use only. Commercial use, events, parties, or gatherings exceeding the stated maximum occupancy are strictly prohibited.

2. Maximum Occupancy. Guest agrees not to exceed the maximum occupancy listed for this property. Violation may result in immediate termination of the stay without refund.

3. Check-In / Check-Out. Check-in is at 4:00 PM and check-out is at 10:00 AM unless otherwise arranged in writing. Late check-out without prior approval may result in additional charges.

4. No Parties. No parties, events, or gatherings exceeding the stated occupancy limit. Unauthorized events are grounds for immediate termination with no refund and a $1,000 fine.

5. No Smoking. Smoking of any kind is strictly prohibited inside the property. Violations will result in a $500 cleaning fee charged to the Guest.

6. Pets. Pets are only permitted at properties explicitly listed as pet-friendly. Unauthorized pets may result in a $500 fee and immediate termination of stay.

7. Firearms & Hazardous Materials. No firearms, fireworks, or hazardous materials shall be brought onto or used on the property.

8. Security Cameras. Do not disconnect, obstruct, or tamper with exterior security cameras. Interior cameras are not present.

9. Pool / Hot Tub. Pool/hot tub (if applicable): Use at your own risk. No diving. Children must be supervised at all times. Follow all posted safety rules.

10. Security Deposit. A security deposit will be held on your card and released within 7 days of check-out, provided the property is left in good condition.

11. Damage. Guest is responsible for any damage beyond normal wear and tear. Host reserves the right to charge the Guest's payment method for documented damages.

12. Cancellation Policy. Cancellations made 30+ days before check-in receive a full refund. Cancellations within 30 days of check-in are non-refundable.

13. House Rules. Guest agrees to abide by all house rules provided at check-in, including quiet hours, trash disposal, and parking guidelines.

14. Governing Law. This agreement is governed by the laws of the State of Missouri.
